Simone Development acquired a 10,500-square-foot space in The Concorde apartment tower at 225 East 64th Street on the Upper East Side of Manhattan.  The space occupies the entire lower level of the luxury building. Prior to the Simone acquisition, the space was primarily used for storage, due to the lower level location, the difficult ceiling heights, and maze like existing infrastructure.  In the early stages Simone engaged Mascioni & Behrmann to evaluate the space for medical use and to develop a variety of conceptual test fits for a potential healthcare users.  The test fits eventually led to the select coordinated construction of prototypically exam rooms and reception space.  After an assortment of interests, Northwell Health ultimately occupied the space. Through extensive coordination between Northwell Health, Simone, and the MEP Engineers, M&B was able to design a modern and efficient medical suite which also included the addition an ADA compliant elevator to allow full access to the lower level.
